We have successfully helped to salvage hundreds of transactions over the years. Don’t let a poorly supported appraisal kill your deal.
Like us, you are an expert in the market. You know when you have been dealt a ‘bad appraisal’. That’s not to say that all appraisals less than the contract price are all ‘bad’. Sometimes, they are well supported. Let us do a review.
If the appraisal report does indeed have significant problems, we can point those out so you can request a second opinion from the lender. If the report is well supported, we can identify that as well so the seller will have a better understanding of the real value.
Whatever the issue, if the contract and lender’s appraisal have a conflict, we can help. Keep in mind, when we do a Prelisting Appraisal, this service is free of charge. Another good reason to consider a pre-listing appraisal on your next listing.
When I list a property for sale, I always call The Appraisal Center for two primary reasons. I don’t want my client’s to leave money on the table by having the wrong measurements. Second, I want to have something as a back-up in case the lender’s appraisal is not correct. When the lender’s appraisal comes in low, I don’t have time to wait on getting an appraisal to determine whether we should re-negotiate. Instead, I get a pre-listing appraisal and I am prepared if we have a value issue. The Appraisal Center has never let me down.
Many thanks to The Appraisal Center for saving my deal. My buyer’s lender sent an appraiser from out of Atlanta to a house in Macon. This appraiser pulled sales from over four miles away. Luckily I had gotten an appraisal when I listed the house. I was able to provide it to the selling agent and she was able to convince the lender to order a second appraisal. Without help from The Appraisal Center, my deal would have died costing me about $15000 in commission. It’s definitely worth it to call them when you list, because you just never know. I get a pre-listing appraisal on all of my listings now based on that experience… it’s worth it to call The Appraisal Center.
